Your boiler should be serviced once a year by a Gas Safe registered engineer. Annual servicing keeps your boiler running safely and efficiently, can prevent costly breakdowns and may be required to keep your manufacturer warranty valid.
A straightforward boiler swap typically takes one day. If additional pipework or system upgrades are needed it may take two days. We'll give you a clear timeframe when we carry out your free survey.
Key signs include: your boiler is over 10–15 years old, it's breaking down frequently, your energy bills have increased, it takes longer to heat up, or parts are no longer available. We can advise whether a repair or replacement is the better option.
A well-maintained boiler typically lasts 10–15 years. Regular annual servicing significantly extends its lifespan. Modern condensing boilers are far more energy-efficient than older models, so replacing an ageing boiler often pays for itself in energy savings.
A combi boiler provides heating and hot water on demand with no storage tank — ideal for smaller homes. A system boiler works with a hot water cylinder — better for larger homes with higher demand. A regular (heat-only) boiler needs both a cylinder and a cold water tank — suited to older systems. We'll help you choose the right type for your property.
Modern condensing boilers operate at 92–99% efficiency compared to older boilers which may only achieve 60–70%. This can save hundreds of pounds per year on energy bills. The savings depend on your current boiler's age and efficiency rating.
We install all major brands including Viessmann, Vaillant, Worcester Bosch, Baxi, Ideal and more. We'll recommend the best boiler for your budget and property during your free survey.
A full central heating installation typically takes 2–5 days depending on the size of the property and complexity of the system. We'll give you a clear timeline at the survey stage before any work begins.
Cold patches at the top of radiators usually mean there's trapped air in the system. This is fixed by bleeding the radiators. If the problem keeps returning it could indicate a larger issue such as a faulty pump or low system pressure — give us a call.
Power flushing cleans your central heating system by forcing water and cleaning chemicals through the pipes and radiators at high velocity, removing sludge, rust and debris. It's recommended when fitting a new boiler to an older system, or if your radiators have cold spots or the system is slow to heat up.
Turn off your heating and let it cool. Locate the bleed valve at the top corner of the radiator. Use a radiator key to turn the valve anticlockwise — you'll hear air hissing out. When water starts to drip, close the valve. Check your boiler pressure afterwards as bleeding can reduce it.
Banging or kettling noises are usually caused by limescale or sludge build-up on the heat exchanger, low water pressure, or trapped air. It's worth having it checked by a Gas Safe engineer as it can reduce efficiency and lead to bigger problems if left.
We charge £90 for a CP12 landlord gas safety certificate across East Sussex. This includes a full inspection of all gas appliances, pipework and flues, with the official certificate issued the same day.
Landlords are legally required to hold a valid CP12 under the Gas Safety (Installation and Use) Regulations 1998. Failure to comply can result in a fine of up to £6,000 or six months imprisonment. You must also provide a copy to tenants within 28 days of the inspection.
A standard CP12 inspection takes approximately 30–60 minutes depending on the number of gas appliances in the property. The certificate is issued the same day, digitally and on paper.
Yes — tenants are legally entitled to receive a copy of the gas safety certificate within 28 days of the inspection. New tenants must receive a copy before they move in. We provide both a digital and paper copy.

Signs include the smell of rotten eggs or sulphur, a hissing sound near pipes or appliances, or dead plants near gas lines. If you suspect a gas leak: don't turn any switches on or off, open windows and doors, leave the property and call 0800 111 999 immediately.
An unvented cylinder is a sealed hot water storage system connected directly to the mains water supply, delivering hot water at mains pressure — ideal for powerful showers without a pump. We supply and install cylinders from 5L to 500L across East Sussex.
